With over 20 years of experience, management is a major activity in our field of expertise. We can support you upstream, during your investment decision, by helping you in the search for properties thanks to our transaction team. We will focus on finding the property that corresponds to your budget and the search for the desired profitability.
Once this stage has been completed, we will intervene as a manager.
Our first mission will be to find a tenant, if one is not already in place, which is the first essential step. It is about finding the serious candidate likely to meet their obligations. Our selection is based on a complete file and we obtain your consent before drafting the lease. Setting up the tenant, inventory of fixtures at the start and end of the lease, then sending monthly notices of due date and receipts to the tenant.
We collect the rent and transfer the amounts due to you to your bank account, after deduction of the expenses that we pay such as condominium charges, any repairs for which we will obtain your agreement, our fees. You are informed monthly by sending an accounting statement (income/expenses) of the amount transferred to your bank account, all of which can be done by email.
We resolve any small problems that may arise (leaks, breakdowns, water damage, etc.) in "collaboration" with you and always by obtaining your agreement before incurring any expense. At the beginning of the year, we assist you in declaring your rental income and give you a document that you simply need to transcribe onto your tax return.
With regard to your tenant, we are their sole contact, which relieves you of the burdensome aspects such as follow-ups, management of problems that may arise (leaks, water damage, neighborhood, etc.). With high-performance IT tools, we are alerted on each anniversary date for the indexation of the rent, the renewal of a lease that is expiring or the request for the new compulsory home insurance certificate. We carry out the regularization of charges and recover the household waste taxes that are the responsibility of the tenant or even property taxes in the case of a commercial lease.
Our work is essentially aimed at relieving you of the tasks inherent in owning a property that is rented out and our fees are deductible from your rental income.
